All available options <br />sha11 be exp1ored, inc1uding possib1e 10ss of 10ts <br />or the use of more elaborate engineering methods, <br />in order to preserve all existing trees. <br /> <br />site drainage shal1 be controlled to minimize <br />landslide instigation or reactivation. All storm <br />drainage except for detention basins, silt ponds, <br />or other special conditions shall be placed in <br />closed conduits. Drainage benches with concrete <br />lined "V" ditches shall be installed at 25' <br />vertical intervals on all cut and fill slopes <br />greater than 30' in vertical height or as otherwise <br />required by the City Engineer. <br /> <br />Building setbacks from creek banks, cut slopes, <br />fill slopes, natural slopes, and unstable slopes, <br />and construction of building foundations shall be <br />as specified by the geotechnical engineer and <br />certified engineering geologist. <br /> <br />All grading plans and geotechnical reports shall be <br />reviewed by a geotechnical engineering firm <br />retained by the City prior to the commencement of <br />any grading, slope stabilization, or landslide <br />repair on the site. The applicant shall pay the <br />cost of the City's consultant. <br /> <br />d. All landslide repair and slope stabilization work shall <br />be done by the applicant before the individual lots are <br />sold. <br /> <br />The applicant shall ensure that all recommendations <br />made by the geotechnical engineer and certified <br />engineering geologist are implemented. <br /> <br />All earth work, grading, fill placement, slope <br />cutting, and drain installation shall be directly <br />supervised by the geotechnical engineer and <br />certified engineering geologist to verify <br />compliance with recommendations and conditions. <br /> <br />stabilization plans may be modified during <br />construction, as recommended by the geotechnical <br />engineer and certified engineering geologist and <br />approved by the city. <br /> <br />All landslide repair and slope stabilization <br />grading shall be documented with as-built drawings <br />including an as-built geological map. These maps <br />shall be provided to the City Engineer within 30 <br /> <br />Resolution No. PC-91-19 <br />March 13, 1991 <br />
