<br />Resolution No. PC-91-10 <br />Page 6 <br /> <br />8. Prior to city council approval of the Final Map, the developer <br />shall establish a Geologic Hazards Abatement District for the <br />entire site, as part of the homeowners' association CC&R's. <br />The district shall have sole and full responsibility for the <br />inspection, repair and continual maintenance of landslides; <br />unstable slopes; private drainage systems, catch basins and <br />siltation basins; and other geologic hazards. The <br />establishment and incorporation of this district shall be <br />subject to the review and approval of the City Attorney and <br />city Engineer. The documents establishing and incorporating <br />the District into the homeowners' association shall be <br />approved as to form by the City Attorney. <br /> <br />9. The developer shall construct the debris walls as shown on the <br />tentative map. The design of these walls is subject to the <br />review and approval by the City Engineer pr10r to the <br />recordation of the final map. The homeowner's association <br />shall be responsible for the maintenance andl or repair of <br />these walls. <br /> <br />10. This project shall be subject to the standard Conditions for <br />Tentative Maps, attached hereto and made part of this case by <br />reference. <br /> <br />l.1. The developer shall comply with all Fire Department <br />requirements, including, but not limited to, the following: <br /> <br />a. Provide approved fire hydrants, water supply, access and <br />blue dots. Fire hydrants with water pressure exceeding <br />150 psi shall have the tops painted blue to the <br />satisfaction of the City Engineer and the Fire Marshall. <br /> <br />b. Provide knox keylbox access for fire department use. <br /> <br />c. Provide minimum Class B fire retardant roofing. <br /> <br />d. section 2.102 UFC of the Hillside Rules and Regulations <br />(Guidelines) will apply to this development. <br /> <br />e. All access roads, gates, turnarounds, etc. shall be to <br />city standards. <br /> <br />f. Part of the open space management plan required for the <br />open space areas shall include the schedule and <br />maintenance of the existing access roads as may be <br />required to allow emergency fire apparatus access to the <br />undeveloped wildland area. <br />
