<br />Resolution No. PC-9l-l0 <br />Page 10 <br /> <br />31. There shall be a PSE over the proposed utilities on parcel <br />"0". The utilities in Foothill Road that are shown to be <br />extended shall be installed parallel with Foothill Road. <br /> <br />32. "c" Court, "J" Court, "I" Court, "H" Court, and the stub <br />street between parcel E and lot 31 shall be private and <br />maintained by the homeowners association. These courts or <br />streets shall intersect the public street with a standard <br />driveway rather than a street opening. <br /> <br />33. The sliver fill located between "E" street and "J" Court and <br />the lots 19 and 20 shall be graded at 3:1 unless otherwise <br />approved by the City Engineer. <br /> <br />34. A private access easement shall be granted to the Sorenson <br />property across lot 17 and "I" COURT. This easement shall be <br />shown on the final map. <br /> <br />35. The parallel water main on "E" street between "G" Court and <br />"I" Court shall be eliminated and individual water services <br />shall cross the shear zone to service lots 14, 15 and 16. <br /> <br />36. The 770 water main loop shall extend through the development <br />and along Foothill Road to the northern property line. <br /> <br />37. Unless otherwise approved by the City Engineer, the storm <br />drain pipe across the rear of lot 3 shall be deleted and the <br />open channel extended to the westerly property line. <br /> <br />38. The face of curb radius of the cul-de-sac bulb shall be 45 <br />feet for "G" Court and "F" Court. <br /> <br />39. The project frontage along Foothill Road shall be graded in <br />accordance with the City Council-adopted Alignment Plan. <br /> <br />40. The typical section for the private streets and courts shall <br />be similar to the detail for the private driveway, except the <br />curb to curb width shall be 28 feet and parking allowed on one <br />side only. A public service Easement shall extend over the <br />street area and behind the curb for a distance of 5 feet. <br /> <br />41. The developer shall bear the full cost of the installation of <br />the water reservoir and all necessary pumps, water mains, <br />etc., including land and easement acquisition. The developer <br />shall enter into a reimbursement agreement with the city to <br />recover pro-rata reimbursement from other benefitting <br />properties.
