<br />Resolution No. PC-91-10 <br />Page 7 <br /> <br />q. Where fire protection facilities are to be installed by <br />the developer, such facilities, including all surface <br />access roads, shall be installed and made serviceable <br />prior to and during the time of construction. <br /> <br />h. A minimum fire flow of 200 gpm at a residual pressure of <br />20 psi shall be provided. <br /> <br />i. Where "private driveways" provide access to one or more <br />residences, all addresses shall be visible from the <br />public road serving them as well as on residential <br />structures. <br /> <br />j. The applicant shall provide emergency vehicle access to <br />the wildland areas, similar to that shown on the approved <br />PUD plan or as otherwise deemed acceptable to the Fire <br />Marshall and Planning Director. <br /> <br />12. Prior to City council approval of the Final Map, the applicant <br />shall submit a detail of the proposed street lighting, <br />including photometrics, for the project. If a non-standard <br />PG&E fixture is selected, the homeowners' association shall <br />reimburse the city for additional service fees for the <br />installation and maintenance of these fixtures. All other PUD <br />conditions regarding lighting plans are incorporated into <br />these conditions by reference. <br /> <br />13. The developer shall provide an access easement from the end of <br />"F" Court to the existing Williams residence. The access <br />easement shall be depicted on the Final Map prior to City <br />council approval. <br /> <br />14. All interior streets and courts shall be essentially as shown <br />on the typical street sections, except that there shall be a <br />five foot P.S.E. behind the back of sidewalk and a 10 foot <br />wide water easement behind the P.S.E. in the area at the front <br />of Lots 35, 36, and 37. <br /> <br />15. The restrictive covenants for the open channel located on Lots <br />1, 2, and 3, attached hereto and made part of this case by <br />reference, shall be recorded with these lots with the Final <br />Map. These covenants shall be approved as to form by the city <br />Attorney. The headwallsshall be maintained by the <br />homeowner's association. <br /> <br />16. The applicant shall negotiate in "good faith" with Lemoine to <br />make application for and receive approval for a lot line <br />adjustment of the small area at the southeasternmost corner of <br />the property that contains a portion of the Lemoine driveway. <br />
