<br />Resolution No. PC-91-10 <br />Page 5 <br /> <br />EXHIBIT "A" <br />TRACT 6362, GARMS RANCH <br />Resolution No. PC-91-10 <br />February 27, 1991 <br /> <br />l.. The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6362 and related materials, Exhibit A <br />(dated "Received February 22, 1991"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. Except as otherwise modified by the tentative map, all <br />conditions of approval of PUD-89-l3 (Ordinance 1469) shall <br />remain in full force and effect. <br /> <br />3. The developer shall obtain all applicable city permits for the <br />project prior to the commencement of construction. <br /> <br />4. All project retaining walls installed by the developer shall <br />be constructed of a keystone wall system with a sculpted rock <br />face or equal. The final design of these walls shall be <br />submitted for the review and approval by the City Engineer and <br />the Planning Director prior to approval of the final map. <br /> <br />5. The developer shall contribute funds, prior to the recordation <br />of the final map, toward acquisition of a new off-road 4-wheel <br />drive vehicle and a new on-and-off-road motorcycle for the <br />Police Department, the estimated 1990 costs of which total <br />$32,000. The developer's pro-rata share is estimated at 17.7 <br />percent, or $5,668. <br /> <br />. <br />6. The developer shall contribute funds toward acquisition of one <br />heavy patrol vehicle and the equivalent of one-half the cost <br />of a water tender for the city of Pleasanton Fire Department, <br />the estimated 1990 costs of which totals $237,000.00 The <br />developers pro-rata share is estimated at 18.7% percent of the <br />heavy patrol vehicle and 19.4% of half a water tender <br />resulting in a total contribution of $44,844.00. This <br />estimate could be modified pending the final unit count <br />approved for the Moller and Presley projects and if any <br />additional projects andlor land is included in the pro-rata <br />formula. <br /> <br />7. This project shall incorporate the recommendations of the <br />Review of Geotechnical and Geoloqical studies by William <br />Cotton and Associates. All such recommendations shall be <br />subject to the approval of the City Engineer. <br />
