PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-91-10

RESOLUTION APPROVING TRACT 6362, THE APPLICATION OF A-M HOMES
FOR SUBDIVISION

WHEREAS, A-M Homes has applied for approval to subdivide an
approximately 117.94 acre parcel into 48 single-family
residential lots and eight remainder parcels, consisting
of roadways and open space areas located between Highland
Oaks Drive and West Las positas Boulevard (4440 Foothill
Road); and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
- Low Density Residential, Rural Density Residential, and
Open Space District; and

WHEREAS, at their duly noticed public hearing of February 27,
1991, the Planning Commission considered all public
testimony, relevant exhibits and recommendations of the
City staff concerning this application; and

WHEREAS, the Planning commission has made the following findings:

1. The proposed map is consistent with the General
Plan.

At a density of .41 DUlAC, this 48 unit
residential subdivision lies within the acceptable
range of the General Plan Land Use Element density
for the overall site (maximum of 116 units).
Although the project density is less than the 58
unit "mid-range" density, public amenities have
been incorporated into the project that include the
recreation center and abundant open space.

Geologic and geotechnical hazards, primarily
landslides and fault shear zone, have been studied
by the city's reviewing geologist as to suitability
for development. It has been determined that
adequate measures (i.e. landslide repairs, fault
setbacks, debris walls, etc.) have been included as
conditioned to ensure that each lot will have
building sites of appropriate "low" level of
acceptable risk.

- The proposed subdivision is consistent overall
with the approved PUD plan, which was consistent
with other General Plan policies and programs when
it was approved in June 1990.
