PLANNING COMMISSION OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-91-7 RESOLUTION RECOMKENDING APPROVAL OF CASE PUD-90-20, THE APPLICATION OF JOSEPH CALLAHAN WHEREAS, Joseph Callahan has applied for planned unit development (POO) rezoning and development plan approval to construct 21 single-family detached dwelling units and 15 townhomes to be located on an approximately 4.26 acre site located at the southwest corner of Rheem Drive/Oakland Avenue street intersection; and WHEREAS, zoning for the property is General Industrial zoning district; and WHEREAS, at their duly noticed public hearing of February 13, 1991, the Planning commission, after considering all public testimony, relevant exhibits, and recommendations of the City staff concerning this proposal, recommended approval of the proposed negative declaration for Case POO-90-20; and WHEREAS, the Planning Commission determined that the proposed small lot single family developments will provide an important housing resource for "move-up" or "move-down" buyers within the city who do not need or want a large yard area; the development will provide units to moderate income buyers; and the applicant has provided some attractive landscaping details to enhance the streetscape. NOW, THEREFORE, THE PLANNING COMKISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: section 1. Recommends approval of the application of Joseph Callahan to construct 21 single-family detached dwelling units and 15 townhomes to be located on an approximately 4.26 acre site located at the southwest corner of Rheem Drive/Oakland Avenue street intersection, subject to the conditions shown on Exhibit "A" attached hereto and made part of this case by reference. section 2. This resolution shall become effective immediately upon its passage and adoption.
