<br />EXHIBIT A <br /> <br />Conditions or Approva1 <br /> <br />Resolution No. PC-91-5 <br /> <br />1. That the proposed use shall substantially conform to the site <br />plan and narrative, Exhibit "A", dated "Received January 24, <br />1991", on file with the Planning Department, except as <br />modified by the following conditions. . <br /> <br />2. That the use shall be conducted entirely within the building <br />at all times and that the doorways to the tenant space remain <br />closed except for entering or exiting the site, or <br />loading/unloading activities. <br /> <br />3. That if operation of this use results in conflicts pertaining <br />to parking, noise, traffic, or other impacts, at the <br />discretion of the Planning Director, this use permit may be <br />submitted to the Planning Commission for subsequent review at <br />a public hearing. If necessary, the Commission may modify or <br />add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />4. That prior to actual use of the structure, said structure must <br />be made to conform to all applicable occupancy requirements, <br />codes, and ordinances of the City. All future tenant <br />improvements shall be included as part of this condition. <br /> <br />5. That if additional activities beyond that proposed in the <br />narrative are desired, prior city review and approval is <br />required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the mater to the Planning <br />commission should the change in use be deemed to be <br />substantial. <br /> <br />6. No signage is approved as part of this application. Any <br />signage shall conform to the existing approved sign program <br />for the Valley Business Park or shall require Design Review <br />Board review and approval. <br /> <br />7. That the applicant shall obtain all applicable City permits <br />for the use of the subject site. <br /> <br />8. One address shall be used for the entire tenant space. That <br />address shall be 1048 Serpentine Lane, suite 307. <br /> <br />Resolution No. PC-91-5 <br />February 13, 1991 <br />
