PC-2005-16 <br /> <br /> RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF ALAMEDA <br /> NEW COMMUNITIES FOR A MAJOR MODIFICATION TO A PLANNED UNIT <br /> DEVELOPMENT DEVELOPMENT PLAN, AS FILED UNDER CASE PUD-99-01-3M <br /> <br />WHEREAS, Alameda New Communities has applied for a major modification to an approved <br /> Planned Unit Development development plan to allow solid fencing along the <br /> side and/or rear yard property lines of 4476 Tosca Court, 4462 Tosca Court, <br /> 8012 Oak Creek Drive, 8024 Oak Creek Drive, 8015 Oak Creek Drive, 8031 Oak <br /> Creek Drive, 8045 Oak Creek Drive, 4526 River Rock Hill Road, and 4538 River <br /> Rock Hill Road, all located in the Westridge Subdivision (formerly the Lemoine <br /> property); and <br /> <br />WHEREAS, zoning for the property is PUD-RDR/LDR (Planned Unit Development - Rural <br /> Density Residential/Low Density Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of April 27, 2005, the Planning Commission <br /> considered all public testimony, relevant exhibits, and recommendations of the <br /> City staffconceming this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br /> California Environmental Quality Act (CEQA); therefore, no additional <br /> environmental document was prepared for this project; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed modification would be <br /> consistent with other recently approved projects in the subdivision and would not <br /> alter the natural topographical features of the area. <br /> <br />NOW, THEREFORE, THE PLANNiNG COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWiNG: <br /> <br />Section 1. Recommends approval of Case PUD-99-01-3M, the application of Alameda New <br /> Communities for a modification to the approved Planned Unit Development <br /> development plan to allow solid fencing along the side and/or rear yard property <br /> lines of 4476 Tosca Court, 4462 Tosca Court, 8012 Oak Creek Drive, 8024 Oak <br /> Creek Drive, 8015 Oak Creek Drive, 8031 Oak Creek Drive, 8045 Oak Creek <br /> Drive, 4526 River Rock Hill Road, and 4538 River Rock Hill Road, all located in <br /> the Westridge Subdivision (formerly the Lemoine property), subject to the <br /> conditions shown in Exhibit "B," attached hereto and made part of this case by <br /> reference. <br /> <br /> <br />
