<br />6. PUBLIC HEARINGS <br /> <br />L UP-94-47. Pleasanton Cormnunitv Church <br />Application to modify the conditional use permit for an existing church by relocating <br />Sunday school classrooms and church offices from 4455 Stoneridge Drive to the second <br />floor of the building located at 4439 Stoneridge Drive. The subject property, Stoneridge <br />Office Center, is located at the southeast corner of Stoneridge Drive and Santa Rita <br />Road. Zoning for the property is PUD (Planned Unit Development) - I (Industrial) <br />District. <br /> <br />Continue indefinitely. <br /> <br />Ih UP-94-S2. Frank Abil!ana <br />Application for a conditional use permit to establish a karate and low impact aerobics <br />studio in an approximately 1,700 square foot tenant space (Suite D) located at 5737 <br />Valley Avenue. Zoning for the property is PUD (planned Unit Development) - <br />Commercial District. <br /> <br />Mr. Swift presented the staff report for a conditional use permit to allow a karate/aerobics <br />studio at 5737 Valley Avenue, Suite D. Staffrecommends approval of this permit, as Mr. <br />Abigana intends to operate his studio similarly to the other karate studios operating in <br />Pleasanton. Staff noted no problems have been associated with the other karate studios <br />previously approved in both residential and commercial areas. Current conditions of <br />approval for the shopping center state that the portion of the parking lot serving this suite be <br />chained at 7:30 p.m., however, staff believes there is adequate parking just west of the <br />building. Staff noted that a condition of approval of this application states that if any unusual <br />noise creates a problem to the neighbors, this matter can be brought back before the <br />Commission. <br /> <br />In response to Commissioner McGuirk, staff advised no noise studies had been done, <br />although a prior tenant had modified the building to mitigate noise problems. Staff has <br />observed at other karate studios in town that the karate yelling is almost impossible to hear <br />from outside an all-glass front building. <br /> <br />Chairman Wright inquired about the after-hours parking. Staff noted that due to the <br />condition requiring chaining this portion of the parking lot, those attending class from 7-9 <br />p. m. will have to park in the main parking lot. Furthermore, staff feels there is sufficient <br />parking because most of the other retail stores are closed at that time of the evening. <br /> <br />PUBLIC HEARING WAS OPENED <br />Frank Abigana, applicant, stated he has read and is in agreement with the staff report and its <br />conditions. In an effort to mitigate a loitering problem, the applicant stated he will provide <br />an area inside the facility for children to wait for their rides. "No Loitering" signs will also <br />be posted.
