<br />~ <br /> <br />s. <br /> <br />MATTERS CONTINUED FOR DECISION <br /> <br />There were none. <br /> <br />6. PUBLIC HEARINGS <br /> <br />a. UP-94-3S. Bill Currin (Oak Tree Farm) <br />Application for a conditional use permit to remodel and enlarge two existing residential <br />units and to establish a horse boarding and training facility in existing stables as interim <br />uses in the previously-approved Oak Tree Farm PUD for the property located at 8015 <br />Foothill Road. Zoning for the pl'operty is PUD (Planned Unit Development) - Low <br />Density Residential/Rural Density Residential District. <br /> <br />Mr. Swift presented the staff report for Case UP-94-35 the application for a use permit to <br />allow remodeling of two existing houses on an existing lot within the Oak Tree Farm <br />subdivision and to expand the horse riding and boarding facilities on the property. Mr. Swift <br />gave an overview of the previous actions taken in approving PUD-89-l7 whereby any pre- <br />existing use of the property may continue as a nonconforming use. <br /> <br />Mr. Swift advised the Commission that any further moditications to the horse facilities would <br />be approved by the Zoning Administrator. The code allows remodeling of the two existing <br />houses, which are occupied by the horse boardingltraining personnel. Conditions of the <br />PUD require these residences to be demolished when a new house is constructed on this lot. <br /> <br />Residence" A" is a simple modification, adding a porch to the front of the house, adding a <br />freestanding garage, and a roofed breezeway between the residence and the garage. Mr. <br />Swift noted the roofing material will be shake to match the existing residence roof. <br />Residence "B" is a more involved remodeling project, rebuilding the house to meet modern <br />code. Staff is recommending Condition 9 be modified to allow final approval of the window <br />designs to be made by the Planning Director. <br /> <br />Mr. Swift also noted modification to Condition 35. Staff is recommending the residences <br />and horse barn be connected to the underground utilities when they are available through the <br />development of the first phase of Oak Tree Farm. They are also deleting the requirement to <br />remove all trailers at the completion of construction of the residence. Staff is recommending <br />the septic system for the farm dwellings (trailer) stay as long as it meets Health Department <br />standards. Condition 8 is to be modified so that the new roofing material matches that of the <br />existing building (shake). <br /> <br />In response to Chairman Wright, Mr. Swift stated the Health Department would have to <br />evaluate whether the septic tank and leach field are satisfactory with the increase in the <br />square footage of the residence. If not, modifications would have to be made.
