Simature Prooerties (Hacienda Residential) <br />Application for vesting tentative tract map approval to subdivide an approximately 52.9 <br />acre parcel into 496 lots (318 townhomes and 178 single-family dwellings) and 18 <br />common parcels located at the northeast corner of Hacienda Drive and Gibraltar Drive. <br />Zoning for the property is PUD (Planned Unit Development) - High Deusity Residential <br />District. <br /> <br />Mr. Swift presented the staff report recommending approval of Vesting Tentative Tract Map <br />6653, subject to the conditions in Exhibit "B," including the slight changes to Condition 12.t. <br />(location of worm diverter), Condition 13.h (allowing a combination of berm height and <br />landscape screening be substituted for the required 42" height), and Condition 12.b (Areas A <br />and B shall have individual water services to each unit and may have a common 6" sanitary <br />lateral serving multiple dwelling units). <br /> <br />In response to a question from Commissioner Wright regarding the 42" berm height, Mr. <br />Swift stated that the applicant desired more flexibility in certain areas because the berm along <br />Hacienda and Stoneridge Drives undulates and a low spot may potentially occur at a court. <br />This modification will provide more flexibility to the developer to prevent headlight <br />visibility. <br /> <br />Chairman McGuirk questioned Mr. Swift regarding the wording of Condition llA stating no <br />trailers are to be used for living quarters at the construction site, and all such vehicles must <br /> <br />Planning Commission Minutes <br /> <br />Page 2 <br /> <br />November 22, 1993 <br /> <br />- <br />
