Commissioner Michelotti called attention to the double-left turn e on Hopyard onto <br />Owens Drive leading to Home Depot and noted that traffic backs up t that location. She <br />commented that she goes to Home Depot by going past the Signatur Center and wondered if <br />some type of directional signage to Home Depot might be installed ere. Mr. Swift stated <br />he thought most people turn at Signature Center already to go to Ho e Depot and did not <br />think signage is necessary. <br /> <br />2. Commissioner Wright noted he had a person complain to him ab ut a residence at 2638 <br />Calle Allegra where at least three unregistered vehicles plus a trailer are parked on the street. <br />He said apparently the resident is aware of the law as he rotates the ehicles every 72 hours. <br />Mr. Swift said he would notify staff of the matter. <br /> <br />3. Chairman Hovingh inquired as to whether any signalization woul be done at Bernal <br />Avenue and Independence Drive, noting that a left-turn onto Bernal venue is very difficult. <br />He expressed concern that with development beginning on the Bond property that this could <br />get increasingly worse. Mr. Higdon replied that this area will be si na1ized. <br /> <br />4. Commissioner Finch called staffs attention to the second house n Inglewood Drive off <br />Hopyard Drive and stated that all kinds of junk are in the yard. Th e is also writing on the <br />house. He asked that staff check on this matter. <br /> <br />~ <br /> <br />~ <br /> <br />PUBLIC HEARINGS <br /> <br />~ - -1 D I'D n i i <br />Application for a conditional use pennit to establish a country a d western, ballroom, <br />and swing dance studio offering private and group instruction in an existing building <br />located at 163 West Neal Street. Zoning for the property is C- (Central Commercial) <br />District. <br /> <br />Mr. Swift presented the staff report recommending approval of Case UP-93-19 subject to the <br />conditions of the staff report. <br /> <br />Commissioner Mahern questioned Mr. Swift about the noise level b tween the dance studio <br />and the restaurant. She inquired as to whether the owner will add e tra thickness of <br />sheetrock or insulation to deaden the noise. Mr. Swift replied there is already a six-inch <br />wall between the studio and the restaurant. When staff did the noi level test and music was <br />played at a loud level, it could not be heard in the restaurant or kite en which is nearest the <br />studio. In addition, a dropped ceiling is being installed which helps to muffle any sounds. <br /> <br />Commissioner McGuirk expressed concern that even though a"boo "box was used for <br />testing purposes that musical equipment of another type might be h d next door.
