<br />In reference to Chairman Hovingh's concern that single family home buyers should be made <br />aware of the fact that townhouses and condominium units will be adj cent to them, Mr. <br />Sweeney noted that any home buyers will be made aware of the si tion. <br /> <br />It was noted by staff that the applicant has worked with the City and the Director of Parks in <br />regard to development of the neighborhood park. It was further not that the City can take <br />ownership of the park land, but would not have to develop the park ntil they are ready. <br /> <br />Chairman Hovingh noted that he felt it would be good to have a foot ridge over the Arroyo <br />to allow access to the park. Mr. Swift indicated that this has been d scussed with Zone 7 <br />and there does not seem to be a problem with constructing a footbri e over the Arroyo. <br /> <br />At this time Mr. Sweeney introduced Jim Ghielmetti, Ken Crews, an Richard Frisbie. Mr. <br />Ghielmetti told the Commission that they are prepared to give a full resentation; however, <br />he knew they had seen much of the project already, so he would try keep it brief and be <br />open for questions. In response to the Commission, the three gentle en presented a number <br />of detailed colored drawings and explained the project. <br /> <br />In further reference to the concern regarding disclosure of density, r. Ghielmetti said they <br />intend to make full disclosure and plan to install a large sign on the te disclosing that the <br />project will encompass townhouses, condominium units, and single-t: mily detached units. In <br />this manner people will be aware of what the land uses are. <br /> <br />Chairman Hovingh expressed concern that adequate parking is not av 'lable for Area A, <br />especially as most people have two autos, Mr. Crews replied that 2 /4 spaces per unit is <br />considered typical in this type of project, and felt that what they hav planned is appropriate. <br /> <br />Chairman Hovingh was also concerned that a homeowner in Area A <br />access their backyard without going through the house. Mr. Ghielm <br />provide some type of access to the backyard without going through <br /> <br /> <br />ould not be able to <br />ti noted they will try to <br />e house. <br /> <br />Commissioner Michelotti spoke about roofing materials and hoped th applicant would use <br />colors and materials that would make the project light and airy in ap ceo <br /> <br />Chairman Hovingh expressed concern that the homeowner will do th installation of the front <br />yard in Area C. Mr. Crews said the homeowner will put in his own ard; in the past, the <br />developer has put in the yard, but then the homeowner usually comes in and changes it <br />anyway. However, the developer will put in specific street trees. <br /> <br />In reference to Chairman Hovingh's concern, Mr. Swift commented at it appears that in the <br />past it has worked well for a homeowner to put in his own yard.
