<br />o Modify Condition 7.b. - The developer shall contribut the project's pro-rata <br />share of the noise analysis for the Stoneridge Drive Sp ific Plan area. <br /> <br />o Add Condition 7.c. - Fees for the Mohr-Martin sewer xtension, and the East <br />Amador Relief Sewer extension shall be paid in accord ce with the terms of <br />those benefit agreements. <br /> <br /> <br />o Modify Condition 12 - The developer shall exercise g -faith efforts to <br />acquire Lot "B" of Tract 6505 and Lot "B" of Tract 6 64 in order to merge <br />those parcels with Parcel "A". If successful, this mer r shall be completed <br />prior to recordation of the final map. <br /> <br />o Modify Condition 34.c. - Second sentence shall be m ified to read: Prior to <br />the close of escrow on a lot, the developer shall provid the City a LOMA <br />from FEMA, (FEMA form), or the developer shall pa the flood insurance <br />costs for the lot until such time as the letter of map am ndment is received. <br /> <br />o Modify Condition 36.f. - The development shall compl with the City's Storm <br />Water Management and Discharge Control Ordinance t be in effect at the <br />time of the Final Map. <br /> <br /> <br />o Add Condition 36.n. - Storm drain line in public servi e easement located on <br />the school parcel shall be relocated to the Village 3 pri ate street system. <br /> <br />o Modify Condition 38 - The applicant shall obtain an en roachment permit from <br />Zone 7, Fish and Game, and the Army Corps of Engi rs for all work within <br />the Arroyo Mocho, as required by law. <br /> <br />Mr. Swift further noted that Councilmember Tom Pico had raised se eral questions and <br />concerns. He was concerned about sidewalks not being on both side of all the streets in the <br />subdivision. This PUD was approved with sidewalks on both sides 0 the streets in Village <br />1, both sides of Stoneridge Drive, both sides in front of the school, d on the other side of <br />that street across the frontage of Village 2 and into Village 3. Villag 2 area is all small <br />private streets that basically have garage doors directly off of a narro street and there are <br />no sidewalks on those private streets. The sidewalks in Village 2 m der through the <br />greenbelt and all the units are linked by that greenbelt sidewalk. Vill ge 3 was approved <br />with a sidewalk only on one side. The loop street with the connector street has sidewalks on <br />one side. Mr. Swift added that the Planning Commission can conditi n that there be <br />sidewalks on both sides; however, staff feels that this would greatly fect the size of the <br />front yards and also the parking areas. <br /> <br />Mr. Pico had also raised an issue regarding the location recently ado ted by the Airport Land <br />Use Commission airport protection area and how that affects the proj t and the school site <br /> <br />~ <br /> <br />Planning Commission Minutes January 27, 1993 <br /> <br />Page 4 <br />
