<br />paragraph of the staff report and noted that it should read lot 11, not ot 10. Mr. Swift <br />affirmed that it should be lot 11. He asked for further clarification to storm drain and <br />sewer lines, asking whether they include water, gas, and electric line. He further expressed <br />concern that a graveled strip on Trenery Drive would be widened, th s removing some of the <br />landscaping that he would not like to have removed. He noted there some large healthy <br />walnut trees near his lot and close to his lot that he would not wish have removed. Mr. <br />Higdon responded to Mr. Lauer's concerns, stating that these issues addressed in the <br />conditions of approval. Mr. Swift noted there are no gas lines on T ery Drive; nor would <br />there be a plan to bring gas through Mr. Lauer's lot. If the gas is uI 'mate1y extended it <br />would probably go through Trenery Drive where existing easements on Martin Avenue. <br /> <br />Shirley Lauer, 2221 Martin Avenue, stated that she felt it would be fi sible to run gas and <br />water lines through the same easement to service the back lots. In th t way, she felt the <br />lines would not have to go so far in the event that their property is d eloped. <br />Commissioner Wright stated that the developer only wishes to be res nsible for his own <br />development. Mr. Swift concluded that normally no lines are run thr ugh private lots in the <br />probability that they would damage yards or that they would eventu have to be dug up; <br />thus tearing up someone's yard. <br /> <br />Glenn Hulett, 2201 Martin Avenue, spoke in support of the project, d commended the <br />developer for working with the neighbors. He referred to the conditi ns of approval in <br />regard to fencing. He expressed a preference that the fencing have ds on both sides of <br />the supporting posts. Mr. Swift pointed out that fencing is not being dressed tonight, but <br />that it will be looked at in more depth in the next couple of months. . Hulett reiterated <br />that his concern was that the project fences would not be attractive ne t to the adjacent <br />existing fences unless they had boards on both sides. <br /> <br />Commissioner Michelotti pointed out to Mr. Hulett that the developer is aware of his <br />concerns, and that this will be looked at again. <br /> <br />Mr. Hulett noted that he was not aware that the utility lines would no include gas and <br />electric and asked that these might be done at the time of this project that future lots might <br />be ready for development. Mr. Swift explained that lateral lines cann t simply be stubbed <br />out, and that this is normally not done. He pointed out to Mr. Hulett that the City is aware <br />that the adjoining lots to the project are looking at future developmen <br />Mr. Hirst returned to the podium. In response to Mr. Hulett's conce s about the fencing, <br />he stated he is happy to work with him and the neighbors for confo 'ty and a pleasing look. <br />In regard to the Lauer's comments on the easement and water lines, said he had no <br />objection to going across the easement; however, he indicated that w ld make the easement <br />40 feet wide and he would object to that. <br /> <br />mE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner Wright commented that the fencing issue seemed to be resolved.
