<br />Item 5.d. 4 n n lID n i <br />Revised application to subdivide an approximately 17-acre parcel to 108 single-family <br />lots and four remainder parcels consisting of roadways and park located at 3801 <br />Stanley Boulevard. Zoning for the property is PUD (planned U t Development) - <br />Medium Density Residential District. <br /> <br />Mr. Swift presented the staff report and recommended approval subj to conditions listed in <br />the staff report. <br /> <br /> <br />Commissioner Michelotti expressed concern about the height of the undwall along Stanley <br />Boulevard and asked if it could be reduced. Mr. Swift explained tha it is designed to taper <br />down as much as possible; furthermore, there is a great deal of land pe that will screen the <br />soundwall. <br /> <br />Commissioner Finch expressed some concern in regard to the drive y access for the Irby's. <br />Mr. Swift said he was of the opinion that the developer and the Irby' were close to reaching <br />an agreement. He pointed out that there will be a number of public earings in which final <br />agreement can be reached. <br /> <br />mE PUBLIC HEARING WAS OPENED. <br /> <br />Bo Radanovich, 2201 Walnut Avenue, Fremont, represented the app 'cation. He stated that <br />he concurs with the conditions of approval and that he has tried to mply will all the <br />suggestions that have been made to improve the project. He noted at even though it <br />appears easy on paper, it was difficult to change the setbacks to wha was desired. He <br />further pointed out to the Commission how the soundwall would be down and <br />landscaped. <br /> <br />In regard to agreements between the Irby's, the Augusta's and the d <br />Radanovich said they have met a number of times and he felt they h <br />toward reaching agreement. He stated that he <br />is a member of the Country Roads Homeowners Association and is . g for them. He <br />stated that the developer has met with them and worked with them v well. He spoke very <br />highly of the project and asked that the Commission approve the app 'cation. He felt that all <br />the concerns of the neighbors had been worked out satisfactorily. H thought it was a great <br />project for the City and felt the price range was within the reach of ounger people buying <br />first homes.
