<br />Commissioner Michelotti discussed the parking situation with Mr. Madden. Mr. Madden <br />noted that the auto upholstery customers normally leave a car in t e morning and pick it up <br />in the evening. He noted that the biggest users of the parking lot . s for AA patrons, which is <br />an excellent user because the majority of their parking is done on weekends and evenings. <br />This helps in respect to keeping vandalism at a low level. <br /> <br />Commissioner Mahern discussed the parking needs for the comm rcial printing business near <br />the site, and expressed concern that a printer like Quick Copy or opy Mat might need more <br />parking space. Mr. Madden noted the printing shop has moved t Valley Business Park at <br />this time, but felt that should a small printing business move in ere would not be a <br />problem. <br /> <br />Commissioner McGuirk further discussed the parking situation w' Mr. Madden. He noted <br />that the area seems to be mostly made up of auto businesses, and expressed some concern <br />that there was a fair number of cars parked there that did not get moved frequently. He felt <br />that it was up to the owners of the establishments to make sure t t prolonged parking did <br />not take place. Mr. Madden agreed that maintaining of the parki g lot was very important, <br />and that he goes around the area himself quite frequently to moni or the situation. <br /> <br />Commissioner McGuirk questioned staff as to whether they had a concern with the machine <br />servicing business and commercial printing business. Mr. Swift eplied staff has no problem <br />with either as long as the commercial printing business is not re '1 oriented or on a large <br />scale. Staff simply does not want parking from these uses to spil onto the residential <br />parking areas. <br /> <br />Mr. Madden again noted that the key solution to parking is good <br /> <br /> <br />In response to Commissioner Michelotti's question, Mr. Swift no that their experience <br />with auto upholstery uses have not been terribly poor in the past, as compared to other auto <br />uses in the area. He advised staff could agree to adding auto up olstery uses, and noted that <br />a conditional use permit would allow monitoring of the situation. Mr. Madden and the <br />Commission agreed to a conditional use permit for the auto upho stery use. <br /> <br />Commissioner Wright questioned Mr. Madden in regard to the U ion Pacific lease. Mr. <br />Madden stated that the lease is on a month to month basis, but th probability of it going <br />away is very small. He noted that the parking and the traffic flo is not dependent on that <br />area at all. Commissioner Wright then expressed concern that e of the businesses might <br />be in jeopardy if the Union Pacific lease were not available to M . Madden. Mr. Madden <br />felt this was not a concern and that businesses in the past have Ie t primarily because they <br />needed more space. <br /> <br />Commissioner Wright questioned Mr. Madden about the size of e outside containers and <br />how they would be handled. He was concerned that large contai ers, such as 8 ft. x 20 ft. <br />would cause damage to the asphalt and suggested that concrete c rner pads might be used. <br />Mr. Madden replied that he had not considered that issue before ow, but felt that is <br />something he would wish to install. <br /> <br />Planning Commission Minutes August 26. 1992 <br /> <br />Page 7 <br />
