CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, ALAMEDA <br /> <br /> ORDINANCE NO. <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF PAUL <br /> BERCHEM FOR PUD DEVELOPMENT PLAN APPROVAL, AS FILED <br /> UNDER CASE PUD-43 <br /> <br />WHEREAS, Paul Berchem has applied for (1) Planned Unit Development (PUD) <br /> development plan approval to demolish thc existing 1,628-square-foot <br /> home and construct a new 4,035-square-foot, single-story residence located <br /> at 2538 Vineyard Avenue, in the Vineyard Avenue Conddor Specific Plan <br /> Area; and (2) the creation of site development standards for the subject si~e; <br /> and <br /> <br />WHEREAS, thc City Council determined that there were no changes to the <br /> environmental circumstances and impacts from the time that it certified thc <br /> Environmental Impact Report for the North Sycamore Specific Plan area in <br /> February 1991 that would affect the environmental document; and <br /> <br />WHEREAS, the Council received the Planning Commission's recommendations for <br /> approval of development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on May 17, 2005; and <br /> <br />WHEREAS, the City Council finds that the development plan, building design, and site <br /> development standards are consistent with the General Plan, the Vineyard <br /> Avenue Corridor Specific Plan, and the purposes of the PUD ordinance. <br /> <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br /> <br />Section 1. Approves Case PUD-43, the application of Paul Berchem for (1) Planned <br /> Unit Development (PUD) development plan approval to demolish the <br /> existing 1,628-square-foot home and construct a new 4,035-square-foot, <br /> single-story residence located at 2538 Vineyard Avenue, in the Vineyard <br /> Avenue Corridor Specific Plan Area; and (2) the creation of site <br /> development standards for the subject site, subject to the conditions shown <br /> on Exhibit B, attached hereto and incorporated herein by this reference. <br /> <br /> <br />
