PC-93-69 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PE <br />CASE UP-93-78, THE APPLICATION OF GRANT <br />PFINGSTEN <br /> <br />IT AS FILED UNDER <br />ABUCHI AND STEPHEN <br /> <br />WHEREAS, Grant Tabuchi and stephen Pfingsten has applied for a <br />conditional use permit to establish a martial (karate <br />training) arts facility for child en and adults <br />located at 243 "A" Main street; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is <br />civic Area Overlay, and <br />Districts; and <br /> <br />Central Commercial (C-C), <br />Downto n Revitalization <br /> <br />WHEREAS, at their duly noticed public hearing f December 8, 1993, <br />the Planning commission considered al public testimony, <br />relevant exhibits and recommendation of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the fol owing findings: <br /> <br />A. That the proposed location of he conditional use <br />is in accordance with the objec ives of the zoning <br />ordinance and the purpose of th district in which <br />the site is located. <br /> <br />The Downtown Center is zoned fo Central Commercial <br />type uses which include conditional uses such as <br />dance and music studios and by interpretation, <br />martial art studios, as long a it can be proved <br />that such uses will not generat adverse impacts on <br />the surrounding properties and usinesses. The use <br />would be consistent with the ob ectives for the C-C <br />district which include fos ering harmonious, <br />convenient, and workable relat onships among land <br />uses and encouraging more inte sive development in <br />Pleasanton's Central Business istrict. <br /> <br />The proposed karate ovides a physical <br />conditioning service ns which would be <br />available to residents in and round the Downtown <br />area. The karate school enfor es a strong code of <br />ethics and values which will p sitively influence <br />children and adults through bu'lding self esteem, <br />improve self-control, discipli e, responsibility, <br />courtesy, and integrity. In fact, "Karate for <br />Kids" is based on the concept f improving people. <br />The school would be operated in such a manner as to <br />be compatible with other tena ts in the shopping <br />
