The applicant shall record at the of recordation of <br />the final map reciprocal access and tility easements with <br />maintenance and repair responsibil' ties clearly defined <br />among the three project areas. <br /> <br />b. with recordation of the final ma for each area, the <br />developer shall provide a bond to th City that guarantees <br />installation of all common open s ace and recreational <br />improvements, private streets, stree trees, and all common <br />infrastructure improvements shown on the improvement plans. <br />The developer shall provide an ite ized cost estimate of <br />said improvements, to be submitted ith the bond, for the <br />review and approval the Planning Dir ctor prior to approval <br />of the final map. This bonding re irement can be satis- <br />fied with the bond posted by the d veloper in compliance <br />with the California state Depart ent of Real Estate <br />requirements. Any bond submitted 0 the City shall be <br />returned to the applicant upon accep ance of said improve- <br />ments by the Planning Director. <br /> <br />c. Final pUblic and private street name shall be shown on the <br />final map prior to its submittal and shall be to the <br />satisfaction of the Planning Directo All units shall be <br />addressed to the internal private s eets. <br /> <br />d. The eight existing North Pleasanto Improvement District <br />assessments on Hacienda Business Par Lots 8A, SB, and 26A <br />shall be divided according to the 496-lots approved with <br />this development plan. Common open space and recreation <br />amenity area parcels shall not be in luded in the division <br />of assessments. Prior to closure 0 escrow on a lot, the <br />assessment shall be paid by the d veloper to the City. <br />Agreements between the Prudentia Insurance Company, <br />Signature Properties, and the city of Pleasanton on the <br />segregation and payment of the asses ments shall be worked <br />out to the satisfaction of the ci y Attorney, Planning <br />Director, and city Engineer prior to City Council approval <br />of the final map. <br />
