<br />PLANNING COMMISSION CITY OF PLEA ANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-93-67 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE RACT MAP 6653, THE <br />APPLICATION OF SIGNATURE PROPERTIES <br /> <br />WHEREAS, Signature Properties has applied for a vesting tentative <br />map to allow the subdivision of an approximately 52.9 <br />acre site into 496 residential lots, consisting of 178 <br />single-family detached lots, 318 to nhouse los, and 18 <br />common parcels located in Hacienda usiness Park (Lots <br />8A, 8B, and 26A); and <br /> <br />WHEREAS, zoning for the property is PUD (Plann d Unit Development) <br />- HDR (High Density Residential) Di trict; and <br /> <br />WHEREAS, at their duly noticed public heari g of November 22, <br />1993, the Planning Commission con idered all public <br />testimony, relevant exhibits and re ommendations of the <br />City staff concerning this applicat'on; and <br /> <br />WHEREAS, the environmental issues related t this project were <br />evaluated in conjunction with the Initial Study and <br />Negative Declaration adopted by th city Council for <br />PUD-81-30-55D, and mitigation measu es specified in the <br />Initial study for the project are inc rporated in the PUD <br />development plan and conditions of pproval; therefore, <br />no additional environmental review r documentation is <br />necessary; and <br /> <br />WHEREAS, the Planning commission made the fo lowing findings: <br /> <br />1. The proposed map is consisten with the General <br />Plan. <br /> <br />At a gross density of 9.4 dwelling units per acre, <br />the proposed subdivision con orms to the High <br />Density Residential (8+ du/ac Land Use Element <br />designation of the Pleasanton eneral plan for the <br />site. <br /> <br />Prior to final map submiss on, the proposed <br />subdivision will be reviewed under the City'S <br />Growth Management Program, mean ng that the project <br />will conform to the City's G neral Plan growth <br />policies in regards to subdivision. <br /> <br />2. The site is physically suitabl for this type of <br />development and density. <br />
