<br />Resolution No. PC-93-57 <br />Page 3 <br /> <br />EXHIBIT B <br />RESOLUTION PC-93-57 <br />Conditions of Approval <br />Case Z-93-136 <br /> <br />1. Development of the interim parking lot sha 1 be substantially <br />as shown on the development plans, E ibit "A", dated <br />"Received September 16, 1993" on file ith the Planning <br />Department, except as modified by the following conditions. <br />Minor changes to the plans may be allow d subject to the <br />approval of the Planning Director if found to be in <br />substantial conformance to the approved e hibits. <br /> <br />2. All conditions of Cases Z-81-65, Z-89-139 and Z-92-43 shall <br />remain in full force and effect. Simil rly, any and all <br />agreements still in effect shall remain in full force and <br />effect. <br /> <br />3. The approval of this interim parking ot in no manner <br />indicates approval, conditioned approval or support of any <br />other development proposed for this sit. Prior to, or <br />concurrently with, the submittal of a design review <br />application for MOB #3 or any other buil ing, the applicant <br />shall submit all studies and plans for fu 1 build out of the <br />site as determined necessary by the ci y. Prior to, or <br />concurrently with, the design review submi tal for MOB #3, the <br />applicant shall enter into a new developmen agreement(s) with <br />the City regarding full build-out of the site. Such <br />agreements shall address the proposed uses, building areas, <br />site floor area ratio, building height, parking spaces <br />required, development time frames, etc. f or as otherwise <br />determined by the City. I <br />I <br /> <br />4. The developer shall submit a final lig i ing plan for the <br />parking lot for the review and approva of the Planning <br />Director prior to issuance of building ermits. Lighting <br />shall be directed away from adjacent resi ences. <br /> <br />5. All parking spaces shall be striped. Wh el stops shall be <br />provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provi ed beyond the ends <br />of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />6, The east-west drive aisles between the pa king sections also <br />shall be increased in width to 25 by nar owing the 9' wide <br />sidewalks in the planter areas by 2'. he most northerly <br />east-west drive aisle shall be widened by ncroaching another <br />2' into the area proposed to be re-l ndscaped. These <br />modifications shall be shown on all co struction drawings <br />prior to issuance of any permits for the i terim parking lot. <br /> <br />. <br />
