<br />Resolution No. PC-93-49 <br />Page 10 <br /> <br />48. The developer shall submit a building surv y and/or a record <br />of survey and a site development plan in a cordance with the <br />provisions of Chapter 18.68 of the Municip 1 Code of the city <br />of Pleasanton, and that these plans be approved by the <br />Director of Building Inspection prior to the issuance of a <br />building permit. The site development plan include all <br />required information to design and constr ct site, grading, <br />paving, drainage and utilities. Spec'fic items to be <br />indicated on the site development plan nece sary to construct <br />the improvements are to be in accordance with the city of <br />Pleasanton Private Development Design G idelines adopted <br />April 15, 1986. <br /> <br />49. The applicant shall ensure that fire prot ction facilities, <br />including all surface roads, fire hydrants, and a water supply <br />capable of furnishing the required fi e flow shall be <br />installed and serviceable prior to and d ring the time of <br />construction. When alternate methods of protection are as <br />approved by the Fire Chief, this requireme t may be waived or <br />modified. Proposed alternative methods f fire protection <br />shall be submitted, in writing, to the Fi e Chief. Work on <br />the alternative fire protection methods shall not start <br />without the approval of the Fire Chief. <br /> <br />50. All roads on the site are designated as fir apparatus access <br />roads by the Fire Chief and must be mainta ned in accordance <br />with Section 2.01 of the Uniform Fire Code and be accessible <br />at all times from the start of construction until the project <br />is completed. <br /> <br />51. The developer shall submit a refundable ca h bond for hazard <br />and erosion control prior to issuance of an Engineering or <br />Building Department permit. The amount of this bond will be <br />determined by the City Engineer. <br /> <br />52. The developer's contractor(s) shall obtai an encroachment <br />permit from the city Engineer prior to movi g any construction <br />equipment onto the site. <br /> <br />53. Prior to final map approval, detailed pla s for the on-site <br />private recreational areas and plans for he public staging <br />area shall be submitted to the Parks and Rec eation Commission <br />for review and approval. These plans shall include a <br />timetable detailing when these facilities w'll be constructed <br />in relation to the construction of the sma l-lot units. The <br />developer is responsible for constructing hese facilities <br /> <br />54. In conjunction with the final map, Lot "H' shall be offered <br />for dedication to the City of Pleasa on. The exact <br />configuration of Lot "H" shall be con istent with the <br />improvements required of the staging area by the Parks and <br />Recreation Commission during its review pr cess. <br /> <br />{end} <br />
