Resolution No. PC-92-95 Page 6 Exhibit "B" Resolution No. PC-92-95 PLANNING COMMISSION Conditions of Approval for 38 Lots TENTATIVE MAP TRACT 6563 (November 11, 1992) 1. The proposed subdivision shall conform substantially to a 38- lot tentative map (the 55-lot plan less Lots 1, 2, 4-6, 8 and Lots 44-54 as described in the staff report), preliminary grading plans, storm drain plan, utility plans and related materials, Exhibit A (dated "Received October 22, 1992"), on file with the Planning Department, except as modified by these conditions. 2. The developer shall obtain all building and other applicable City permits for the project prior to the commencement of construction. 3. This project shall be subject to the Standard Conditions for Tentative Maps (except number 31), attached hereto and made part of this case by reference. 4. All of the conditions of approval of PUD-89-17 shall apply to this project, except as modified by these conditions. 5. Prior to city Council approval of the Final Map, the applicant shall establish a Landscape and Lighting District for the maintenance of the open space areas, as part of the Homeowners' CC&R's. The district shall be responsible for the maintenance of the landscaping in the open space/scenic easement areas. The establishment and incorporation of this District shall be subject to the review and approval of the city Attorney and city Engineer. The document establishing and incorporating the district into the project CC&R's shall be approved by the city Attorney. 6. Gray water shall be used for dust control or grading activities. This water may be obtained from the Dublin San Ramon Service District (DSRSD) Wastewater Treatment Plant at 7399 Johnson Drive, Pleasanton. 7. The applicant shall provide the city with a performance bond for improvements which include, but are not limited to storm drain pipe, inlets and catch basins, roadways, driveways and sewer laterals, and which are not accepted as a public improvements. .. -
