<br />Resolution No. PC-92-95 <br />Page 6 <br /> <br />Exhibit "B" <br />Resolution No. PC-92-95 <br /> <br />PLANNING COMMISSION <br />Conditions of Approval for 38 Lots <br /> <br />TENTATIVE MAP TRACT 6563 <br />(November 11, 1992) <br /> <br />1. The proposed subdivision shall conform substantially to a 38- <br />lot tentative map (the 55-lot plan less Lots 1, 2, 4-6, 8 and <br />Lots 44-54 as described in the staff report), preliminary <br />grading plans, storm drain plan, utility plans and related <br />materials, Exhibit A (dated "Received October 22, 1992"), on <br />file with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. This project shall be subject to the Standard Conditions for <br />Tentative Maps (except number 31), attached hereto and made <br />part of this case by reference. <br /> <br />4. All of the conditions of approval of PUD-89-17 shall apply to <br />this project, except as modified by these conditions. <br /> <br />5. Prior to city Council approval of the Final Map, the applicant <br />shall establish a Landscape and Lighting District for the <br />maintenance of the open space areas, as part of the <br />Homeowners' CC&R's. The district shall be responsible for the <br />maintenance of the landscaping in the open space/scenic <br />easement areas. The establishment and incorporation of this <br />District shall be subject to the review and approval of the <br />city Attorney and city Engineer. The document establishing <br />and incorporating the district into the project CC&R's shall <br />be approved by the city Attorney. <br /> <br />6. Gray water shall be used for dust control or grading <br />activities. This water may be obtained from the Dublin San <br />Ramon Service District (DSRSD) Wastewater Treatment Plant at <br />7399 Johnson Drive, Pleasanton. <br /> <br />7. The applicant shall provide the city with a performance bond <br />for improvements which include, but are not limited to storm <br />drain pipe, inlets and catch basins, roadways, driveways and <br />sewer laterals, and which are not accepted as a public <br />improvements. <br /> <br />.. <br /> <br />- <br />
