<br />Resolution No. PC-92-86 <br />Page 11 <br /> <br />45. The applicant shall ensure that fire protection facilities, <br />including all surface roads, fire hydrants, and a water supply <br />capable of furnishing the required fire flow shall be <br />installed and serviceable prior to and during the time of <br />construction. When alternate methods of protection are <br />provided, as approved by the Fire Marshall, this requirement <br />may be waived or modified. <br /> <br />46. All roads on the site designated as fire apparatus access <br />roads (fire lanes) by the Fire Marshall must be maintained and <br />accessible at all times from the start of construction. Curbs <br />must be painted red or "No Parking" signs provided as required <br />by the vehicle code. <br /> <br />47. The applicant shall submit a final grading and drainage plan <br />prepared by a licensed civil engineer depicting all final <br />grades and on-site drainage control measures, including <br />concrete-lined V-ditches, to protect all cut and fill slopes <br />from surface water overflow. This plan shall be subject to <br />the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any <br />building permits. <br /> <br />48. The developer shall grant an easement to the city over those <br />parcels needed for public service easements (P.S.E.) and which <br />are approved by the City Engineer or other easements which may <br />be designated by the city Engineer. <br /> <br />49. The haul route for all materials to and from this development <br />shall be approved by the city Engineer prior to the issuance <br />of an encroachment permit. <br /> <br />50. The developer shall submit a dust control plan or procedure as <br />part of the improvement plans. <br /> <br />51. The design of the water supply and sanitary sewer systems <br />shall be subject to the review and approval of the City <br />Engineer. <br /> <br />52. Electric power distribution, gas distribution, communication <br />service, Cable television, and any required alarm systems <br />shall be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City Engineer or <br />Director of Building Inspection for on-site. <br /> <br />.. . r . <br />
