PLANNING COMMISSION OF THE CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-92-86

RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-92-0a, THE
APPLICATION OF PLEASANTON ROTARY NORTH

WHEREAS, Pleasanton Rotary North has applied for planned unit
development (PUD) rezoning and development plan approval
to construct 7 attached residential units on an
approximately 0.56 acre site located at the southeast
corner of Palomino Drive and Concord street; and

WHEREAS, zoning for the property is RM-2, 500 (Multiple Family
Residential); and

WHEREAS, at their duly noticed public hearing of October 14, 1992,
the Planning commission, after considering all public
testimony, relevant exhibits, and recommendations of the
city staff concerning this proposal, recommended approval
of the proposed negative declaration for Case PUD-92-08;
and

WHEREAS, the Planning Commission makes the following findings:

1. The plan is in the best interests of the public
health, safety, and general welfare:

The proposed development would meet city standards
for building, street, and utility design and would
be consistent with existing development in the
area. The project incorporates several mitigation
measures designed to offset the impacts of the
proposed development on surrounding properties
(including ample setbacks and new landscaping,
fencing, and orientation of units). The project
would also address an identified need by providing
affordable "for sale" housing units. The units
should enhance the neighborhood and are likely to
be well maintained due to "pride of ownership."

2. The plan is consistent with the City's General
Plan:

The proposed project conforms to the General Plan
standards for density and site development. The
project would be consistent with the "high density
residential" land use designation for the property.
The proposed gross density (12.5 units per acre)
would be less than the mid-point of 15 units per
acre on which General Plan buildout is based.

-
