<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-86 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-92-0a, THE <br />APPLICATION OF PLEASANTON ROTARY NORTH <br /> <br />WHEREAS, Pleasanton Rotary North has applied for planned unit <br />development (PUD) rezoning and development plan approval <br />to construct 7 attached residential units on an <br />approximately 0.56 acre site located at the southeast <br />corner of Palomino Drive and Concord street; and <br /> <br />WHEREAS, zoning for the property is RM-2, 500 (Multiple Family <br />Residential); and <br /> <br />WHEREAS, at their duly noticed public hearing of October 14, 1992, <br />the Planning commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />city staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-92-08; <br />and <br /> <br />WHEREAS, the Planning Commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed development would meet city standards <br />for building, street, and utility design and would <br />be consistent with existing development in the <br />area. The project incorporates several mitigation <br />measures designed to offset the impacts of the <br />proposed development on surrounding properties <br />(including ample setbacks and new landscaping, <br />fencing, and orientation of units). The project <br />would also address an identified need by providing <br />affordable "for sale" housing units. The units <br />should enhance the neighborhood and are likely to <br />be well maintained due to "pride of ownership." <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />The proposed project conforms to the General Plan <br />standards for density and site development. The <br />project would be consistent with the "high density <br />residential" land use designation for the property. <br />The proposed gross density (12.5 units per acre) <br />would be less than the mid-point of 15 units per <br />acre on which General Plan buildout is based. <br /> <br />- <br />
