The developer's contractor(s) shall obtain an encroachment <br />permit from the City Engineer prior to the start of <br />construction. <br /> <br />69. The Public Service Easement shall extend over the proposed <br />private driveway and 8 foot on either side of the driveway. <br /> <br />70. The on-site storm drain system shall be private and maintained <br />by the individual homeowners, or owners association. <br /> <br />71. The sanitary sewer on Amber Lane shall be extended to Sycamore <br />Road. <br /> <br />72. The applicant shall determine the existing structural section <br />of Sycamore Road prior to the submittal of the tentative Final <br />Map. If in the opinion of the City Engineer the pavement <br />section is not adequate the applicant shall be responsible to <br />correct the deficiency. <br /> <br />73. The homes on Lots #1, #2, and #3 shall have a maximum F.A.R. <br />of 30%, excluding two-garage parking spaces (up to 450 sq. ft. <br />of garage area).
