The pavilion and deck shall conform substantially to the site <br />plans, elevations, and related materials, Exhibit A (dated <br />"Received March 4, 1992"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. within twenty days of the date of approval, the applicant <br />shall submit to the Planning Director for review and approval, <br />a landscape screening plan, irrigation plan and plant palette <br />for the area around the pavilion, which shall adhere to the <br />following requirements: <br /> <br />a. Thirteen Euca1.yptus g1.obu1.us "compacta" trees of a 15- <br />gallon size, shall be planted 8 feet on center in a staggered <br />arrangement, from the toe of the hillslope to the rear corner <br />property line, as indicated in the attached "Exhibit B". This <br />landscaping shall be installed within thirty days of the date <br />of this approval. <br /> <br />b. A minimum of fifteen, 5-gallon shrubs of a fast-growing, <br />evergreen species shall be planted around the west side of the <br />deck and pavilion. <br /> <br />3. The property-owner or his representative shall obtain all <br />building and other applicable city permits for the project. <br /> <br />4. The windows on the west side of the pavilion shall be <br />architecturally compatible and replaced with opaque black <br />glass or made opaque. All other windows shall be removed or <br />replaced with clear glass. <br /> <br />5. The applicant shall record on the deed for the property a <br />requirement that the trees provided pursuant to Condition 2. a. <br />shall be maintained properly and shall not be removed. Said <br />deed restriction shall be approved by the Planning Director <br />and City Attorney, and evidence of recordation shall be <br />provided to the Planning Director. <br /> <br />- <br />
