<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-71 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-92-40 FOR NAMCO OPERATIONS, INC., DBA: CYBERSTATION <br /> <br />WHEREAS, Namco Operations Inc., dba: CyberStation has applied for <br />a conditional use permit to establish a game arcade for <br />CyberStation within Stoneridge Mall, located at 1148 <br />Stoneridge Mall Road, suite B-122: and <br /> <br />WHEREAS, zoning for the property is C-R (Regional Commercial) - M <br />(Enclosed Mall) District: and <br /> <br />WHEREAS, at their duly noticed public hearing of August 26, 1992, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. Staff believes that the proposed use <br />would be consistent with these objectives. As <br />proposed, the game arcade will not alter in any way <br />the approved exterior of the stoneridge Mall <br />building so as to detract from its development <br />standards. In addition, the game arcade will not <br />interfere with surrounding uses' ability to <br />operate. The proposed arcade would add to the <br />economic vitality and diversity of the mall, <br />possibly contributing patronage to other <br />businesses. The anticipated client demand will not <br />generate any unusual demands on existing parking <br />for the mall. If the recommended conditions of <br />approval are complied with, the proposed game <br />arcade will be compatible with adjacent retail uses <br />located within the mall. <br /> <br />- <br />
