<br />EXHIBIT A <br />Reso1ution No. PC-92-56 <br />Conditions of Approval <br /> <br />Case UP-92-27 <br /> <br />1. That the proposed development shall conform substantially to <br />the site plans, elevations, and related materials, Exhibit "A" <br />(dated "Received June 4, 1992"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. <br /> <br />That the developer shall obtain <br />applicable City permits for the <br />commencement of construction. <br /> <br />all building and other <br />project prior to the <br /> <br />3. Signage for the proposed use shall conform to the approved <br />sign program of the Amador Plaza Shopping Center and shall be <br />submitted to the Planning Director for review and approval. <br /> <br />4. At no time shall balloons, banners, pennants, or other <br />attention-getting devices be utilized on the site except as <br />allowed by section 18.96. 060K of the Zoning Ordinance for <br />grand openings or by section 18.116.040 of the Zoning <br />Ordinance if approved by temporary conditional use permit as <br />part of a decorating plan in conjunction with shopping center <br />promotional events. At no time shall spot lighting be used <br />after 10:00 PM in conjunction with such grand openings and/or <br />promotional events. <br /> <br />5. In the event complaints are received by the Planning Director <br />regarding noise, parking, traffic, or other problems occurring <br />as a result of the operation of a Tae Kwon Do studio at this <br />location, the Director of Planning may refer the subject <br />project back to the Planning commission for review; the <br />Planning commission may at that time attach new conditions as <br />necessary to eliminate/minimize the problem or may revoke the <br />conditional use permit. <br /> <br />{end} <br />
