, .

Table 3:
Proposed Standards of Development

Minimum Lot Size 40,000 sq. ft.

Lot Width 100 ft. (median)

Front Setback 50 ft. min. (variations in setbacks encouraged to retain rural character of
the area)

Side Setback 20 ft. minimum

Rear Setback 30 ft. min. from top of bank; or 30 ft. minimum from the top of bank as
defmed by ACFCD Zone 71, whichever is greater.

Floor Area Ratio 25 %, including garage area in excess of 600 square feet.

Building Height 2 stories, up to 30 feet in height, measured from average point of finished
grade to highest roofline.

Building Design Bright colors (such as red-tiled roofs and light stucco walls - white,
yellow or similar hues and tones), and wide variations in building siding
and roof surfaces within the development shall be prohibited. Large blank
facades and high-angle rooflines also shall be prohibited. All building
elevations from Foothill Road should receive full architectural treatment,
with attention given to minimizing the appearance of massiveness in wall
and roof design.

Landscaping New development landscaping shall be predominantly native species in
areas visible from Foothill Road, with lawn or turf areas in landscape
schemes adjacent to Foothill Road either eliminated or hidden by native
landscaping. Drought tolerant ground cover of native species shall be
planted and maintained by each lot owner in the 18-foot wide, unimproved
Foothill Road right-of-way. Additionally, each lot owner shall include
one, 15-gallon-sized "street" tree in the site landscape plan.

Fencing Open fencing is required except that solid, privacy fencing shall be
allowed in areas of a lot not within required yard areas, if screened with
landscaping. The existing white board fencing shall be retained along side
property lines. Homeowners may use wire mesh along open fencing for
animal and child control purposes. Fences shall not exceed 2.5 feet in the
front yard except as permitted by Municipal Code Section 18.84.080 D.
