56. The project developer shall submit a final grading and drainage plan prepared by a <br /> licensed civil engineer depicting all final grades and on-site drainage control measures, <br /> including concrete-lined V-ditches, to protect all cut and fill slopes from surface water <br /> overflow. This plan shall be subject to the review and approval of the City Engineer <br /> prior to the issuance of a grading/on-site permit. <br /> <br />57. The project developer shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of this <br /> bond will be determined by the City Engineer. <br /> <br />58. The project developer shall grant an easement to the City over those parcels needed for <br /> public service easements (P.S.E.) and which are approved by the City Engineer or other <br /> easements, which may be designated by the City Engineer. <br /> <br />59. All existing septic tanks or holding tanks shall be removed or sealed, filled, and <br /> abandoned, pursuant to the requirements of the Alameda County Department of Health <br /> Services. <br /> <br />60. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br /> Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone 7 <br /> retains specific wells for observation wells, or special approval is obtained from the City <br /> Engineer for temporary use of an existing well for construction water. Any wells <br /> designated for abandonment or any wells, encountered during construction, are to be <br /> destroyed in accordance with a permit obtained from Zone 7. <br /> <br />61. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of a <br /> dedicated public street or public service easement approved by the City Engineer shall be <br /> privately maintained by a maintenance association approved by the City. <br /> <br />62. The project developer shall construct vertical P.C.C. curbs and gutters within this <br /> development. <br /> <br />63. The haul route for all materials to and from this development shall be approved by the <br /> City Engineer prior to the issuance of an encroachment permit. <br /> <br />64. The project developer shall submit a dust control plan or procedure as part of the <br /> improvement plans. <br /> <br />65. The design of the water supply and sanitary sewer systems shall be subject to the review <br /> and approval of the City Engineer. <br /> <br /> 66. Approval of the storm drainage system shall be subject to the review and approval of the <br /> City Engineer. <br /> <br />67. Electric power distribution, gas distribution, communication service, cable television, and <br /> any required alarm systems shall be installed underground in a joint utility trench. <br /> <br /> II <br /> <br /> <br />
