The proposed use shall substantially conform to the site plan <br />and narratives, Exhibit "A", dated "Received April 23, 1993", <br />on file with the Planning Department, except as modified by <br />the following conditions. <br /> <br />2. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, or other impacts, at the discretion <br />of the Planning Director, this use permit may be submitted to <br />the Planning commission for subsequent review at a public <br />hearing. If necessary, the commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said use permit. <br /> <br />3. The applicant shall contact the Building and Fire Departments <br />to determine all applicable requirements. The structure must <br />be made to conform to all applicable occupancy requirements, <br />codes, and ordinances of the city. All future tenant <br />improvements shall be included as part of this condition. <br /> <br />4. If additional activities beyond that proposed in the narrative <br />are desired, prior City review and approval is required. Such <br />modifications shall be submitted to the Planning Director, who <br />shall refer the matter to the Planning commission should the <br />change in use be deemed to be substantial. <br /> <br />5. No signage is approved as part of this application. Any <br />proposed signage shall be reviewed and approved under separate <br />application. <br /> <br />6. The applicant shall obtain all applicable City permits for the <br />use of the subject site. <br /> <br />7. The storage of all material and newspapers shall be confined <br />to specific areas and enclosures within the tenant space. No <br />outdoor storage shall be allowed. The applicant shall <br />regularly remove excess newspapers to the satisfaction of the <br />Fire Marshall. Surplus newspapers shall be recycled. <br /> <br />8. The applicant shall ensure that the site is kept clean of <br />debris generated from the proposed use. <br /> <br />9. The applicant shall store the minimum amount of materials <br />necessary to conduct said business. <br /> <br />{end} <br /> <br />. . <br />
