The proposed use shall substantially conform to the site plan <br />and narratives, Exhibit "A", dated "Received April 28, 1993," <br />on file with the Planning Department, except as modified by <br />the following conditions. <br /> <br />2. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, or other impacts, at the discretion <br />of the Planning Director, this use permit may be submitted to <br />the Planning Commission for subsequent review at a public <br />hearing. If necessary, the Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said use permit. <br /> <br />3. The applicant shall contact the Building and Fire Departments <br />to determine all applicable requirements. The structure must <br />be made to conform to all applicable occupancy requirements, <br />codes, and ordinances of the ci ty . All future tenant <br />improvements shall be included as part of this condition. <br /> <br />4. If additional activities beyond that proposed in the narrative <br />are desired, prior city review and approval is required. Such <br />modifications shall be submitted to the Planning Director, who <br />shall refer the matter to the Planning Commission should the <br />change in use be deemed to be substantial. <br /> <br />5. No signage is approved as part of this application. Any <br />proposed signage shall be reviewed and approved under separate <br />application. <br /> <br />6. The applicant shall obtain all applicable City permits for the <br />use of the subject site. <br /> <br />7. That the use shall be conducted entirely within the building <br />at all times. <br /> <br />8. Should noise complaints be received regarding the use, the <br />applicant/owner shall install noise mitigation measures to the <br />satisfaction of the Planning Director within thirty (30) days. <br />In addition, until the noise mitigation has been installed, <br />the offending noise activity shall be eliminated or modified <br />to prevent adverse noise impacts. <br /> <br />{end} <br />
