All piano lessons shall be conducted as described in the project description of the staff report, and the application dated "Received April 26, 1993," on file with the Planning Department. In sum, the piano lessons shall be conducted as follows: a. piano lessons shall take place only on weekdays, between the hours of 10:00 a.m. to 6:00 p.m.; and b. no more than four students shall receive instruction at anyone time; and c. there shall be a fifteen minute break between each lesson; and d. piano lessons shall take place only in the room specified (bedroom # 3 in front of the house). Minor changes in the operation of the piano lessons which substantially conform to what is approved may be reviewed and approved at the discretion of the Planning Director. 2. The piano lessons shall be conducted in accordance with the required conditions for non-exempt home occupations as stipulated in Municipal Code Section 18.104.030. 3. All vehicles shall be parked in the driveway of the home or on the street only in front of the house during the length of a lesson. Students shall be encouraged to walk, bicycle, or carpool to lessons. 4. A business license shall be obtained from the City of Pleasanton prior to operation of the piano lessons. 5. Any substantial changes in the operation of the piano lessons shall require a modification of the (Home Occupation) Use Permit or, upon determination of the Zoning Administrator, a new (Home Occupation) Use Permit shall be required. Also, this use permit is not transferable to another address; a new application must be made. 6. If the operation of the use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, the use permit may be referred back to the Planning commission for subsequent review at a public hearing. {end}
