The subject project shall be substantially as shown on the development plans, Exhibit "A", dated "Received April 13, 1993" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The applicant shall obtain all building and other applicable city permits for the project prior to the commencement of construction. 3. Signage for the proposed use shall conform to sections 18.74.130 and 18.74.140 of the Municipal Code and shall be submitted to the Planning Director for review and approval. 4. Between 1:00 p.m. and 6:00 p.m., the applicant shall limit classes to private instruction only with a maximum of 6 students per class. Group and "practice party" classes shall be conducted after 6:00 p.m. The maximum class size for group classes shall be limited to 12 students; for "practice parties", the maximum class size shall be limited to 20 students. 5. Attendance to the "practice party" shall be limited only to individuals currently enrolled in a private or group class. 6. No alcohol may be consumed or brought onto the premises. 7. The front door of the dance studio shall remain closed during all private, group, and "practice party" classes. 8. Music shall be played at a low-level so as not to conflict with voice instruction. 9. In the event complaints are received by the Planning Director regarding noise, parking, traffic, or other problems occurring as a result of the operation of the dance studio at this location, the Director of Planning may refer the subject project back to the Planning commission for review; the Planning commission may at that time attach new conditions as necessary to eliminate/minimize the problem or may revoke the conditional use permit.
