The subject project shall be substantially as shown on the <br />development plans, Exhibit "A", dated "Received April 13, <br />1993" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. The applicant shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />3. Signage for the proposed use shall conform to sections <br />18.74.130 and 18.74.140 of the Municipal Code and shall be <br />submitted to the Planning Director for review and approval. <br /> <br />4. Between 1:00 p.m. and 6:00 p.m., the applicant shall limit <br />classes to private instruction only with a maximum of 6 <br />students per class. Group and "practice party" classes shall <br />be conducted after 6:00 p.m. The maximum class size for group <br />classes shall be limited to 12 students; for "practice <br />parties", the maximum class size shall be limited to 20 <br />students. <br /> <br />5. Attendance to the "practice party" shall be limited only to <br />individuals currently enrolled in a private or group class. <br /> <br />6. No alcohol may be consumed or brought onto the premises. <br /> <br />7. The front door of the dance studio shall remain closed during <br />all private, group, and "practice party" classes. <br /> <br />8. Music shall be played at a low-level so as not to conflict <br />with voice instruction. <br /> <br />9. In the event complaints are received by the Planning Director <br />regarding noise, parking, traffic, or other problems occurring <br />as a result of the operation of the dance studio at this <br />location, the Director of Planning may refer the subject <br />project back to the Planning commission for review; the <br />Planning commission may at that time attach new conditions as <br />necessary to eliminate/minimize the problem or may revoke the <br />conditional use permit. <br />
