Resolution No. PC-93-16
Page 4

EXHIBIT B
Resolution NO. PC-93-16
Conditions of Approval
Case UP-93-14

1. The proposed use shall conform substantially to the site plan,
floor plan, written narrative, and related materials,
Exhibit A (dated "Received March 16,1993"), on file with the
Planning Department, except as modified by these conditions.

2. If operation of this use results in conflicts pertaining to
parking, litter, noise, traffic, or other factors, at the
discretion of the Planning Director, this matter can be
submitted to the Planning Commission for their subsequent
review at a public hearing. If necessary, the Commission may
modify or add conditions of approval to mitigate such impacts,
or may revoke said use permit.

3. If additional activities beyond that proposed in the written
narrative, dated "Received March 16, 1993" on file with the
Planning Department are desired, prior City review and
approval is required. Such modifications shall be submitted
to the Planning Director, who shall refer the matter to the
Planning Commission if judged to be substantial.

4. The hours of operation of the secondhand store shall be a
minimum of 10:00 a.m. to 6:00 p.m., Monday through Saturday.
Additional hours may be added subject to the approval of the
Planning Director.

5. Deliveries to the store shall be limited to the rear door only
during business hours.

6. The applicant shall ensure that donations shall not be left on
the exterior of the site, including at either the front or
rear doors, and that donations shall be made only during
business hours. A Hope Hospice representative/employee shall
monitor the site by checking the site before 9:00 a.m. seven
days a week and shall immediately remove any donations which
may have been left outside during non-business hours. Any
donations which have been left on the exterior premises of the
subject site at any time shall be immediately removed by store
personnel. Should drop-offs of merchandise occur at a level
which is perceived by staff to be a problem despite Hope
Hospice's best efforts to eliminate them from occurring, staff
shall refer this use permit back to the Planning Commission
for review. If necessary, the Commission may modify or add
conditions of approval to mitigate such impacts, or may revoke
said use permit.
