The applicant shall enter into an agreement with the
City, approved by the City Attorney, which guarantees
that all landscaping and recreation amenities located in
Areas "A", "B", and "C", and the Alameda County
Transportation corridor shall be maintained at all times
in a manner consistent with the approved final landscape
plan for this development. Said agreement shall run with
the land for the duration of the existence of the
structures located on the subject property.

c. The applicant shall provide root control barriers and 4"
perforated pipes for parking lot trees, street trees, and
trees in planting areas less than 10' in width.

d. The applicant shall adjust the sprinkler heads to
redirect the water away from any sign in the project
while ensuring complete irrigation coverage of the
landscaping around the sign.

e. Unless otherwise specified, the minimum tree size shall
be 15 gallons and the minimum shrub size shall be 5
gallons. Smaller shrubs, e.g., agapanthus species, can
be allowed on a case-by-case basis at the final landscape
plan review.

f. The trees to be located between the rear yard fences in
Areas "A" and "B" shall be sized as shown in Exhibit "D-
2", incorporated herein by reference. In the Area "A" and Area "B" common
areas by Area "C", the sidewalk shall be eliminated; in
its place landscaping to include groundcover, shrub, and
trees shall be installed.

g. The applicant shall establish a hierarchy of planting for
public streets, main project entrances, interior streets,
etc., so that each area can achieve its own identity.

h. No trees may be located in the common landscape area
encumbered by the existing LAVWMA and city of Pleasanton
sanitary sewer easements.

i. Shrubs planted in groupings, hedges, screens, etc., shall
be spaced so that at 100% maturity they overlap each
other by 25%
