<br />Resolution No. PC-93-13 <br />Page 11 <br /> <br />b. The development shall meet all requirements of the <br />Pleasanton Fire Code (Chapter 20.24 of the Pleasanton <br />Municipal Code) in effect at the time of issuance of <br />building permits. All townhouses in Areas "A" and "B" <br />shall be sprinklered; the single-family units in Area "c" <br />will not be required to be sprinklered unless the City Fire <br />Code is amended prior to issuance of building permits to <br />require sprinklers of these units. <br /> <br />c. The number, type and location of fire hydrants shall be <br />subject to the approval of the Fire Marshall and the city <br />Engineer. <br /> <br />d. The applicant shall ensure that fire protection facilities, <br />including surface roads, fire hydrants, and a water supply <br />capable of furnishing the required fire flow, shall be <br />installed and serviceable prior to and during the time of <br />construction. When alternative methods of protection are <br />approved by the Fire Marshall, this requirement may be <br />waived or modified. Proposed alternative methods of fire <br />protection shall be submitted, in writing, to the Fire <br />Marshall. Work on the alternative fire protection methods <br />shall not start without the approval of the Fire Marshall. <br /> <br />e. All roads on the site are designated as fire apparatus <br />access roads by the Fire Marshall and must be maintained in <br />accordance with section 2.01 of the Uniform Fire Code. <br />Roads in each construction phase must be accessible at all <br />times from the start of construction until the project is <br />completed. Except for Area "C", curbs must be painted red <br />or "No Parking" signs provided as required by the vehicle <br />code in the areas where parking is prohibited. <br /> <br />f. The applicant shall indicate the location of lighted street <br />diagrams and directories in Areas "A" and "B" where <br />required by the Planning Director and Fire Marshall on the <br />tentative map. The design of the directories shall be <br />submitted to the Planning Director for review and approval <br />prior to city Council action on the final map. The <br />directory for each project area shall be installed prior to <br />occupancy of any units in that area. <br /> <br />g. The site shall be kept free of fire hazards from the start <br />of construction to final inspection. <br /> <br />h. Unless otherwise approved by the Fire Marshall no housing <br />may be constructed unless an emergency vehicle access <br />acceptable to the Fire Marshall has been established. This <br />access shall be maintained at all times until public <br />improvements are completed and accepted by the city. <br />
