<br />Resolution No. PC-93-09 <br />Page 2 <br /> <br />As conditioned, the proposed therapeutic massage <br />studio would not interfere with the surrounding <br />uses' ability to operate. The anticipated client <br />demand will not generate any unusual demands on <br />existing parking for the building or the Downtown. <br />The proposed use would be compatible with the <br />adjacent office uses located within the building. <br />This type of use has been approved in three other <br />locations in the Downtown Area and there have been <br />no reported adverse impacts. Addi tionally , the <br />massage therapist has applied for and received the <br />appropriate permit from the Pleasanton Police <br />Department. <br /> <br />C. That the proposed conditional use will comply with <br />each of the provisions of the Zoning Ordinance. <br /> <br />The C-C zoning designation of the site <br />conditionally permits the establishment of massage <br />studios. The design and layout of the building and <br />parking lot were reviewed with office and service <br />uses in mind in regards to parking, access, etc. <br />Therefore, the proposed use complies with all <br />relevant sections of the zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNXNG COMMXSSXON OF THE CXTY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-93-04, the application of Bonnie Jean <br />Miller for a conditional use permit to establish a <br />therapeutic massage studio located at 555 Peters Avenue, <br />subject to the conditions shown on Exhibit "B" attached <br />hereto and made part of this case by reference. <br /> <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br />
