Resolution No. PC-93-09 Page 2 As conditioned, the proposed therapeutic massage studio would not interfere with the surrounding uses' ability to operate. The anticipated client demand will not generate any unusual demands on existing parking for the building or the Downtown. The proposed use would be compatible with the adjacent office uses located within the building. This type of use has been approved in three other locations in the Downtown Area and there have been no reported adverse impacts. Addi tionally , the massage therapist has applied for and received the appropriate permit from the Pleasanton Police Department. C. That the proposed conditional use will comply with each of the provisions of the Zoning Ordinance. The C-C zoning designation of the site conditionally permits the establishment of massage studios. The design and layout of the building and parking lot were reviewed with office and service uses in mind in regards to parking, access, etc. Therefore, the proposed use complies with all relevant sections of the zoning ordinance. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA); and WHEREAS, the Planning Commission determined that the proposed conditional use is appropriate for the site. NOW, THEREFORE, THE PLANNXNG COMMXSSXON OF THE CXTY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-93-04, the application of Bonnie Jean Miller for a conditional use permit to establish a therapeutic massage studio located at 555 Peters Avenue, subject to the conditions shown on Exhibit "B" attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
