Besides, the bar will serve food until <br />2:00 a.m. Due to similar operational <br />characteristics, the proposed use would be <br />compatible with surrounding businesses. <br /> <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the <br />vicinity. <br /> <br />Given that the proposed hours of operation and the <br />manner in which the bar would be operated are <br />compatible and harmonious with those of the <br />adjoining businesses, the subject proposal will not <br />interfere or disturb the surrounding uses. The <br />proposed use will comply with applicable Building <br />Codes. Sufficient parking is available and there <br />is no potential for noise problems since loud music <br />and dancing will not be permitted. Furthermore, <br />Pedro's did not cause any adverse impacts of noise <br />or traffic problems on the surrounding streets and <br />businesses during its tenure. The Fountains <br />Restaurant and cantina will operate in a similar <br />manner as Pedro's. Neither the area of the <br />building nor the amount of parking spaces have been <br />altered. Based on the aforementioned, the project <br />will not be detrimental to the public health, <br />safety, or welfare. <br /> <br />c.
