<br />Resolution No. PC-93-06 <br />Page 9 <br /> <br />As part of the public improvements for Village Two, the <br />developer shall fill and grade the school site to bring <br />it above the 100-Year flood plain and to drain to a city <br />storm system. Grading shall be shown to the satisfaction <br />of the Planning Director and City Engineer prior to city <br />Council approval of the final map. <br /> <br />g. If Village Three is constructed first, the developer <br />shall construct stoneridge Drive from Garden Parkway <br />across Tract 6505 to its present terminus at Tract 6164. <br />Costs for the portion of stoneridge Drive across Tract <br />6505, Village One, and Village Two shall be reimbursed by <br />the City from funds collected from the developers of <br />these tracts. Grading for Village Three shall include <br />the section of stoneridge Drive right-Of-way between <br />Garden Parkway and the Arroyo Mocho, which shall be <br />elevated to the approximate elevation of the bridge <br />crossing over the Arroyo Mocho. <br /> <br />Construction of Village Three shall be phased so that <br />occupancy of the units to be located within 300' of the <br />south property line does not occur until after mining <br />activity on the Kaiser property is at least 20' below the <br />existing grade of the Village Three site. <br /> <br />h. Any damage to existing street improvements during any <br />construction phase shall be repaired to the satisfaction <br />of the City Engineer at full expense to the developer. <br />This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the city Engineer. <br /> <br />11. An on-site archaeological monitor, as recommended in Option <br />Two of the "Cultural Resources Assessment of a Parcel Located <br />at Martin Avenue and south of the Arroyo Mocho, city of <br />Pleasanton, Alameda County, California", dated August, 1991, <br />by Basin Research Associates, Inc., shall be present during <br />all grading and trenching activity that shall occur on the <br />site. If an archaeological site or artifacts are uncovered <br />during development, the Planning Director, City Engineer, <br />County Coroner, and the Native American Heritage commission <br />shall be immediately notified. All construction activity <br />within an area designated by the archaeological monitor shall <br />be stopped until an appropriate survey and evaluation of the <br />site is made and/or until measures are adopted to protect such <br />artifacts, as determined by the Planning Director. <br /> <br />12. Prior to recordation of the final map, the developer shall <br />make a good faith effort to acquire Lot "B" of Tract 6505 and <br />Lot "B" of Tract 6164 in order to merge these parcels with <br />Parcel "A" of this subdivision. If successful, this merger <br />should be completed prior to recordation of the final map. <br />
