<br />38. The applicant shall dedicate to the City sufficient right- <br />of-way along Dublin Canyon Road to extend the existing west <br />bound curb lane beyond the development driveway and <br />transition back into the existing roadway at the Caltrans <br />right-of-way. The developer shall install street frontage <br />improvements per Chapter 19.40.010 of the Pleasanton <br />Municipal Code and to the satisfaction of the City Engineer. <br />These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, paving, street <br />lighting, underground utilities, and traffic control <br />devices. The applicant shall also dedicate a new 8' wide <br />Public Service Easement behind the new curb. The applicant <br />shall extend a 6' wide sidewalk within the existing Public <br />Service Easement (PSE) from its present terminus in front of <br />the Holiday Inn site to the southerly side of the main <br />driveway of this development unless otherwise approved by <br />the City Engineer. <br /> <br />39. The applicant shall submit a final grading and drainage plan <br />prepared by a licensed civil engineer depicting all final <br />grades and on-site drainage control measures. This plan <br />shall be subject to the review and approval of the Planning <br />Director, city Engineer, and/or the Director of Building <br />Inspection prior to the issuance of any building permits. <br /> <br />40. The developer shall dedicate to the city for street right- <br />of-way purposes those parcels of land intended to be public <br />streets. <br /> <br />41. The developer shall grant an easement to the City over those <br />parcels needed for public service easements (P.S.E.) and <br />which are approved by the City Engineer or other easements <br />which may be designated by the city Engineer. <br /> <br />42. The design for the line, grade, and structural sections for <br />the streets serving this development shall be subject to <br />final review and approval by the city Engineer. <br /> <br />43. The applicant shall construct vertical P.C.C. curbs and <br />gutters within this development. <br /> <br />44. The haul route for all materials to and from this <br />development shall be approved by the City Engineer prior to <br />the issuance of an encroachment permit. <br /> <br />45. The developer shall submit a dust control plan or procedure <br />as part of the improvement plans. <br /> <br />46. Storm drainage swales, gutters, inlets, outfalls, and <br />channels not within the area of a dedicated public street or <br />public service easement approved by the City Engineer shall <br />be privately maintained by the property owner. <br />
