<br />. <br /> <br />PLANNING COKKISSION OF THB CITY OF PLEASANTON <br /> <br />ALllXBDA COUllTTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-43 <br /> <br />RESOLUTION RECOMKENDING APPROVAL OF CASE PUD-92-03, THE <br />APPLICATION OF HARBOR VIEW INVESTMENT, INC. <br /> <br />WHEREAS, Harbor View Investment, Inc. has applied for development <br />plan approval to construct a 2- and 3-story 135 unit <br />residence-inn hotel on an approximately 3.58 acre site <br />located at 11920 DUblin canyon Road; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- C and 0 (Commercial and Offices) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 27, 1992, the <br />Planning Commission, after considering all public <br />testimony, relevant exhibits, and recommendations of the <br />City staff concerning this proposal, recommended approval <br />of the proposed negative declaration for Case PUD-92-03; <br />and <br /> <br />WHBREAS, the Planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed project would generate <br />approximately 167 total vehicle trips in the <br />a.m. peak hour and 157 total vehicle trips in <br />the p.m. peak hour. Trip distribution is <br />assumed to be 100% through the Foothill <br />Road/Dublin Canyon Road intersection, with <br />approximately 15% and 85% going to/from 1-580 <br />and Foothill Road, respectively. The Foothill <br />Road/Dublin Canyon Road intersection presently <br />operates at an approximately 120% total <br />vOlume-to-capacity ratio (Level-of-Service "F" <br />rating) . Planned improvements on Foothill <br />Road will reduce this level-of-service. The <br />project developer will contribute a pro-rata <br />share of the costs for these improvements. <br /> <br />The project developer will widen Dublin Canyon <br />Road between the site's main entrance and <br />northernmost point, and will construct a <br />pUblic sidewalk between the site's main <br />entrance and southernmost property line. <br />
