<br />EXHIBIT A <br />Reso1ution No. PC-92-31 <br />Conditions or Approval <br />Case UP-92-9 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received February 26 and March 5, 1992), on file with <br />the Planning Department, except as modified by these <br />conditions. <br /> <br />2. <br /> <br />All conditions of approval of PUD-91-07 <br />force and effect unless otherwise <br />conditions. <br /> <br />shall remain in full <br />modified by these <br /> <br />3. Approval of this use permit is contingent upon Design Review <br />Board approval of PUD-91-07-lD, and approval of this use <br />permit shall be subject to all conditions imposed upon PUD-91- <br />07-1D. <br /> <br />4. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />5. Parking areas and driveways shall be resurfaced and restriped <br />prior to occupancy. Driveways shall have painted arrows <br />indicating vehicular directions. <br /> <br />6. Curb stops are required two feet from the fenceline to prevent <br />cars from driving into the proposed fence. <br /> <br />7. The applicant shall install a five foot wide sidewalk along <br />the Johnson Drive frontage, subject to the review and approval <br />of the city Engineer. <br /> <br />8. The applicant shall stripe all areas immediately adjacent to <br />the rear of the building for "No Parking". <br /> <br />9. All deliveries to the facility shall be made from the driveway <br />on the north side of the project site. The actual operation <br />of deliveries shall be subject to the review of the Planning <br />Director to ensure the safe operation of the driveway; in the <br />event unacceptable conflict with customer traffic occurs, the <br />Planning Director may establish additional limitations, <br />including but not limited to, restricting hours of delivery. <br /> <br />10. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, loitering, or other impacts, at the <br />discretion of the Planning Director, this use permit may be <br />submitted to the Planning commission for subsequent review at <br />a public hearing. If necessary, the Commission may modify or <br />add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br />
