<br />Throughout the design of this infill project, much <br />consideration has been given to minimizing any <br />potential impacts on the adjacent residential <br />developments. The project has been designed so <br />that the project is compatible with surrounding <br />development. The design is also consistent with <br />the property's "Gateway" characteristics. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />Subsequent grading of the site would be limited. <br />The site is generally flat and subsequent <br />development shall minimize grading. There are no <br />topographical or environmental constraints <br />associated with the development of the property. <br />All of the project improvement plans will be <br />reviewed and approved by the city for their <br />compliance to standard soil erosion control <br />practices. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />Heritage trees on site will be preserved as part of <br />the development. The plan conforms to the purposes of the PUD <br />District: <br /> <br />The site's isolation, configuration, and infill <br />character necessitates the PUD zoning for its <br />development. The PUD zoning allows flexibility to <br />design the project to account for the physical and <br />other unique features of the parcel. <br /> <br />WHEREAS, the Planning commission finds the proposed development, <br />as conditioned, would be an attractive and compatible <br />addition to development in the area. <br />
