<br />74. (MM 9.E.2) The surface drainage system on each lot should be <br />designed by a qualified civil engineer and should be compatible <br />with the drainage system for the sUbdivision. The following <br />items should be included in each lot's surface drainage system: <br /> <br />a. Surface drainage should be carefully controlled at the base <br />of all slopes adjacent to building pads. The civil <br />engineer should submit proposed drainage techniques to the <br />city for approval; taking aesthetics as well as engineering <br />criteria into account. Drainage improvements should be <br />appropriate for the slope on the lot; concrete-lined V- <br />di tches should be used only where equivalent and less <br />obtrusive techniques are not appropriate for use. <br /> <br />b. All building pads should be rough graded with a 2 percent <br />slope. <br /> <br />c. All roof downspouts should be connected to a solid pipe <br />collector system which discharges at a suitable outlet. <br /> <br />d. The crawl space of each house should be provided with a <br />drainage system which will discharge all water which might <br />enter the crawl space. <br /> <br />e. The surface next to the house should be graded with a slope <br />of at least 2 percent away from the house for a minimum <br />distance of 4 feet. The lot should be drained with swales <br />which slope 2 percent and discharge at a suitable outlet. <br /> <br />f. Landscaping and walks should be installed such that the lot <br />drainage system designed by the civil engineer is not <br />disrupted. Water should not be allowed to pond on the lot. <br /> <br />g. Conditions, covenants and restrictions for the subdivision <br />should include the lot drainage requirements. Specif ic <br />reference to drainage requirements should be included in <br />the deed for each lot in order to prevent homeowners from <br />altering drainage on the lot. <br /> <br />75. (MM 9.E.3) The recommendations and plans provided by the lot <br />owner's geotechnical and civil engineers should be carried out <br />completely and correctly by the owner's contractor. The <br />geotechnical and civil engineers should provide continuous <br />inspection during construction in order to ensure that their <br />recommendations and plans are being properly implemented. <br /> <br />76. (MM 9.F.I) Prior to tentative map approval, the potential for <br />seismically induced landslides and liquefaction must be <br />investigated in detail. Detailed investigations are required <br />for evaluation and preparation of slope stabilization plans. <br />This investigation must include an evaluation of the potential <br />for activation of landslides during an earthquake. If a high <br />potential for activation exists then the slope stabilization <br />
