<br />85. Prior to approval of the tentative map, all modifications and/or <br />changes to the OTFAG and OTFLG required by the Design Review <br />Board, Planning Commission and city Council and gll conditions <br />of approval shall be combined into a single comprehensive <br />document. This document shall be submitted to the Planning <br />Director for review and approval prior to publication. <br /> <br />86. Prior to occupancy of any unit, the landscape architect shall <br />certify in writing, in a manner acceptable to the Planning <br />Department, that the developer-provided landscaping has been <br />installed in accordance with the approved landscape plans with <br />respect to size, number and species of plants, and overall <br />design concept. <br /> <br />87. All landscaping shall be installed on individual lots by the <br />property owners within six months of home occupancy. <br /> <br />88. After PUD approval and prior to submittal of a Tentative Map, <br />both the Oak Tree Farm Architectural Guidelines (OTFAG) and Oak <br />Tree Farm Landscape Design and Maintenance Guidelines (OTFLG) <br />shall be submitted for review at a Design Review Board Work <br />Session, and shall be submitted for review and approval at a <br />Design Review Board hearing. <br /> <br />89. Prior to approval of a Final Map, a "Prospective Home-Buyers' <br />Package", which shall include the Design Review Board approved <br />architectural and landscape guidelines, all conditions of <br />approval of the PUD and Tentative Map, and indicating the <br />responsibilities of the developer and property-owner/buyer <br />regarding all site and lot improvements shall be submitted for <br />the review and approval of the Planning Director and City <br />Attorney prior to publication and prior to approval of the Final <br />Map. <br /> <br />{end} <br /> <br />II <br /> <br />. <br />
