<br />81. Grading <br /> <br />In addition to restrictions listed in the OTFAG, grading of <br />building pads and lots shall be limited as follows: <br /> <br />a. For lots in Zones 3, 5 and 6: Except beneath the dwelling <br />unit or to accommodate the driveway, no more than 50 <br />percent of the building envelope area shall be changed from <br />its natural state as shown on the final map and in no case <br />shall grading cause a change of three or more feet in <br />natural grade. (modification of MM 5n i) <br /> <br />b. <br /> <br />Grading for all <br />building envelopes <br />landscape features <br />MM 5n H) <br /> <br />improvements outside of the defined <br />shall be limited to the installation of <br />defined in the OTFLG. (modification of <br /> <br />c. Grade slide-stabilization areas shall match existing <br />terrain. Landslide repair areas should match as much as <br />possible the pre-repair natural sloping terrain in areas <br />not used for building sites. other landslide repair areas <br />shall not exceed a 3:1 slope ratio. (MM 5m ii) <br /> <br />d. All cut slopes should be designed for a rounded contour <br />finish. (MM 5m iii) <br /> <br />e. Avoid fill-pads for housing to the maximum extent possible. <br />(MM 5 m iv) <br /> <br />f. Modify road layout to reduce visibility of road surface and <br />grading. (MM 5m v) <br /> <br />g. Use minimum standards for road width, sidewalks, gradients, <br />and other factors to reduce grading impacts and to retain <br />a rural character to the development. (MM 5m vi) <br /> <br />82. The Oak Tree Farm Landscape Design and Maintenance Guidelines <br />(OTFLG) should be modified to include the following for <br />mitigation of visual impacts: <br /> <br />a. Lot-specific landscape guidelines shall be reviewed and <br />approved by the Design Review Board prior to approval of <br />the tentative map. These guidelines shall indicate special <br />landscape considerations for each lot and the percentage of <br />yard area on hillside sites which shall remain natural (not <br />graded, terraced or landscaped). (modification of MM 50 i) <br /> <br />b. The site should be divided into six different zones, <br />relating to the six zones described in the project <br />architectural guidelines. Said zones and plant materials <br />shall be in accordance with the lot locations, potential <br />for fire hazards, etc. (MM 50 ii) <br />
